Description

Large bottomland tract with some old growth timber, fronts Black Cypress Bayou for over a mile. Hunters paradise! Home site also. Just north of historic Jefferson, between Caddo Lake and Lake O' the Pines. Land Description: Some of the area (65 acres per Seller) has been timber-harvested recently; some still has old-growth hardwoods, especially some large cypress trees along the bayou. Bounded mostly by SH-49 and Black Cypress Bayou, which connects to Big Cypress Bayou southeast of the property and runs into Caddo Lake. Lots of wildlife located in the bottomland habitat for great hunting, photography, viewing. The property is subject to occasional flood in some areas, but there is higher ground which may be appropriate for a cabin, trailer or other structures. There is a power line ROW running East-West through the northern half of the property that gives good driving access to the back part of the property, and can be used for food plots and open hunting area. Another section of electric line ROW gives drivable access along about 1/3 of the road frontage. Communication, gas and electric lines appear to run along the SH-49 property frontage, but they do not interfere with the use of this tract. Property is under no surface leases at this time. The tract is not being subdivided and must sell in one piece. A new survey may be required, and the survey may document more or less acreage than what is represented in this information. Some area is low and flood-prone (see site sketch). Improvements: The electric line ROW and several cleared trails give driving access (some ATV, some truck) to many parts of the property. Two large areas in the woods have been cleared for wildlife food plots, feeders and stands. The cleared areas and the ROWs provide open views for hunting, photography or wildlife viewing. One of the clearings has an overhead light, electric meter, breaker box, and 110 and RV outlets.
